What Drives the Cost of a Roof Replacement in the Hudson Valley

Two roofs on the same street can come in at very different prices, and two estimates for the same roof can too. That is not always a contractor padding the number. A roof replacement is priced from a handful of real factors.

Here is what drives the cost, and how to compare estimates so you are comparing the same job.

Size and pitch of the roof

Roofs are measured in squares, and more squares means more material and labor. Pitch matters too. A steep roof takes longer, needs more safety setup and is slower to work on than a low, walkable one. Lots of valleys, dormers and hips add cutting and flashing work.

How many layers come off

Many older Hudson Valley homes have a second layer of shingles installed over the first. Tearing off two layers is more labor and more disposal than one. A full tear-off down to the decking is also the only way to see what is underneath.

The condition of the decking

The plywood or boards under the shingles are often the biggest unknown. If water has been getting in, some sections may be soft or rotted and need to be replaced before the new roof goes on. A good estimate explains how decking replacement is handled and priced, because nobody can see it all until the old roof is off.

Materials

Architectural asphalt shingles are the most common choice here. Metal roofing, flat roofing systems and synthetic slate each cost differently and last differently. As an Owens Corning Preferred contractor, we install Owens Corning shingle systems, and we will walk you through the options that make sense for your house and budget.

Flashing, ventilation and the details

Chimneys, skylights, walls and vents all need flashing, and proper attic ventilation helps a roof last. Ice and water protection along the eaves and in the valleys matters in our winters. These details are where cheap roofs cut corners, and where leaks start later.

How to compare estimates

  • Is it a full tear-off, and how many layers?
  • How is damaged decking handled and priced?
  • What brand and line of shingle is included?
  • Is new flashing included, or is old flashing reused?
  • What underlayment and ice and water protection are used, and where?
  • Is ventilation addressed?
  • Who handles cleanup, and is a magnetic sweep for nails included?
